Often in new builds, the general contractor will take the lowest bids to maximize profits for them.  This ends up being at the homeowner’s expense in the long run as frequently we find short cuts were taken, such as neglecting to properly use vapor wrap and insufficient caulking at possible moisture entry points, and the cheapest materials are used. 

It is essential to choose quality materials for the exterior of your home and inspect regularly to avoid costly repairs.  Our local Parr Lumber sells a few different grades of exterior trim.  When the cheapest option is used it breaks down more quickly over time.  The placement of exterior trim protects essential structural elements in the building – around windows, fascia, on the corners and wrapping support posts for porches, to name a few.

Regular inspection and replacement of caulking is an important element of maintaining a home.  Should the caulking fail or the trim split and rot, moisture will enter and damage the structural elements of the home.
