Real Life “Love It or List It” Renovation

Sometimes a remodel starts with a simple thought: maybe it’s time for a change.

For homeowners Emily and Dan, the conversation actually began while considering a move. Like many empty nesters, they briefly explored downsizing. But after looking at the costs and logistics of moving their home and also finding spaces for each to work remote, they realized something important—the home they already loved could work beautifully for the next chapter of their lives with a few thoughtful updates.

So instead of relocating, they chose to invest in their space.

What followed was a full refresh of their primary bathroom and surrounding spaces, transforming an outdated layout into a bright, functional, and timeless retreat.


When a Bathroom Stops Working

The original bathroom reflected a style that was popular decades ago but had long since lost its appeal.

The small shower was cramped and uncomfortable, the finishes felt dated, and the layout simply didn’t match how Emily and Dan used the space every day.

“The old shower was very tall and very skinny. It was probably only about 32 by 32—lots of elbow-banging. You couldn’t shave your legs or move around comfortably.” – Emily

The room also featured the kind of white tile common in the 1990s, which had started to feel sterile and out of place.

Rather than make minor updates, the couple decided to rethink the space entirely.

A Shower That Changes the Entire Room

One of the biggest design decisions in the remodel was replacing the bathtub with a spacious walk-in shower.

Because the shower sits near large windows, the change felt like a bold move at first—but it quickly became the feature the homeowners love most.

“That was probably our riskiest decision because of the windows and the amount of light. But it came out beyond expectations.” – Emily

The new shower includes:

  • A comfortable built-in bench
  • A large niche for storage
  • Carefully planned drainage beneath the tile
  • A glass enclosure that keeps the room feeling open

Every detail was considered for both beauty and practicality.

“When I stand in the shower now, I feel like I’m in a hotel. It’s just so big and open.” – Emily

Tile Work That Makes the Difference

At Menlo Construction, tile work is one of the company’s specialties—and in this project it became a defining element of the design.

From the accent wall layout to the finishing edges, the tile installation brought a polished, custom look to the space.

Emily especially noticed the small finishing details that many people overlook.

“There’s tile, and then there’s how the tile is finished. They used trim pieces along the edges so everything looks clean and complete. I’ve seen bathrooms where they skip that, and it really makes a difference.” – Emily

The shower system itself was also built using professional waterproofing methods that ensure durability beneath the surface.

“Doing the drainage and tile work correctly underneath is so important, and that’s something Menlo specializes in.”

Designing for Timeless Style

One of Emily and Dan’s priorities was choosing a look that would age gracefully.

After living with a trend-driven design from the 1990s, they wanted something that would still feel beautiful decades from now. A design so they can age in place; a renovation to future-proof function AND design.

“We wanted something classic that wouldn’t go in and out of style.” – Dan

Warm tones, balanced finishes, and simple materials allow the space to evolve easily with accessories like towels, rugs, and décor.

The result feels calm, sophisticated, and welcoming.

“When I walk in now, I just think, wow… this is our bathroom.” – Emily

Smart Remodeling Choices That Saved Money

Not every improvement requires replacing everything.

Throughout the project, Emily and Dan worked with Menlo Construction to find ways to keep costs efficient while still achieving a high-end result.

Some of their smartest decisions included:

Refinishing existing cabinetry
Instead of replacing the vanity drawers, they had them professionally repainted.

“They look brand new now. You’d never know they were the originals.”

Using luxury vinyl plank flooring
The LVP flooring offers warmth and durability while complementing the bathroom design.

Replacing one large mirror with three individual mirrors
This simple change immediately made the space feel more custom and intentional.

Using a single slab of countertop material across multiple rooms
Leftover material was used in the laundry room and another bathroom.

These choices allowed them to prioritize craftsmanship where it mattered most—like the tile work and shower design.



Organization and Communication During the Remodel

One aspect of the experience that stood out to Emily and Dan was the level of communication throughout the project.

“We always knew who was coming, when they were coming, and what they were doing. There were no surprises.” – Dan

Subcontractors—from drywall to plumbing to countertops—were organized, respectful, and careful inside the home.

“They always put down coverings and kept everything clean. It was a really great experience.” – Emily


The Finished Result

Today, the remodeled space feels completely different from the bathroom Emily and Dan started with.

It’s brighter. More functional. More comfortable.

But perhaps most importantly, it feels like it truly belongs in the home.
